The growing importance of the Internet has allowed estate agents to better their services and reach a wider audience. With more and more estate agents setting up shop online, prices for these services have also decreased. Online estate agents provide many of the same services as their high street counterparts. Internet sites that serve as estate agents receive questions about the property and pass on details to potential buyers on your behalf. They will also assist in arranging viewings, although you would have to do the viewings yourself. In many instances, they can also help in price negotiations and facilitate the sale to completion.

Just like selling a house, picking an online estate agent can be challenging. It is imperative for you to be wise when picking an agent because these are people who you will be entrusting one of the biggest sales you will make in your lifetime, so that the sale goes smoothly, without straining your budget unnecessarily. Here are some things to consider when choosing a web-based estate agent.

Determine what your needs are

Is it your first attempt to sell a property and are you looking for someone who can guide you on various aspects of the transaction? Or do you merely need somebody who will receive and field questions from potential buyers? Do you want to be represented by a local agent? How much are you willing to pay for these services? Knowing the answers to these questions will help you narrow down your choices to help you find the right estate agent for you.


Estate agents have different fee structures. Some charge a fixed price, which which you have to pay upfront whether the house will be sold or not. Some agents ask for a commission, somewhere between 2% to 3.5% of the sale price. Fees are usually negotiable, but keep in mind that haggling for a low fee may make the agent less enthusiastic about helping you sell the house.


Don’t forget to read the opinions of other people on the services offered by the estate agent. Read reviews and note for any problems customers. As with many services online, word of mouth is invaluable can be invaluable when selecting which agent to use.

Online estate agent provide the same services as their high street counterparts but you can save a lot more when you hire the former. Still, with so many agents operating online, it is important that you choose carefully so you can realize your objectives quickly and without putting unnecessary strain on your budget.
