You can sell your home quickly despite the bad economy. If you sell a home within a five week period, you will probably get the listing price. The longer that a home is on the market, the more you’ll have to accept the fact you’ll have to lower the price. To avoid this, you will have to have some know how. The following are a few secrets that the seller can use for a fast home sale. They are suggestions from realtors.

The first secret is finding the best professional realtor to represent your home. The most knowledgeable realtor will be your best option. If you find the right professional , they will know how the homes sell in your area. They should be able to give you expert advice on how to improve the look of your home, be ready to take you through the entire selling process, suggest the best sale price and of course link your home to the MLS.

The realtor should prove themselves as great by suggesting the following tips.

The second secret is setting the perfect sale price.

Most realtors will agree that the listing price of the home is probably the most important ingredient in a fast sale. If the price is too high, it will sit and collect dust. You can take an average of the homes similar to yours in the area, and go from there. Your realtor will be able to access the information on the recently sold homes in your area.

By doing a lot of research, you can do this on your own. Keep in mind that a home that needs work will never sell like one in excellent condition.

Staging the home is the third secret.

By making your home a “hot item”, you are home staging it. The home staging process should be done by the time you put it on the market. Home staging involves painting, doing any repairs that need to be done, trimming bushes and weeds, and making the house look good. Organize all of the clutter, and shampooing carpets is also necessary.

Secret number four is maintaining your home in an immaculate condition while on the market.

There is no such thing as an appointment time to show your home because even though this happens it is also possible that buyers will show up without notice and your home must be ready to show. Keep the house clean and wonderful looking at all times.

That last minute or pop-in buyer, although irritating, may be the one who buys.

Become invisible when the house is being sold.

The buyer will need some time alone in your home. A short tour and telling them that you are there to answer questions is enough.

Secret number six is offering incentives if necessary.

The time for incentives is when you have an interested buyer who needs a little extra push to commit. A good realtor can give you on ideas for incentives. These can involve decorating or furnishings, without lowering the price.
