Much like in many other states, South Carolina’s real estate market is fluctuating. On one hand, sales of residential properties have been down by two percent (as of January 2014), but on the other hand median prices for homes have increased by at least ten percent. These figures indicate some “healthy” real estate activity (i.e. plenty of selling and buying), though it’s up in the air whether they indicate better fortunes in the future or not.

What can be said, though, is that Realtors are needed by both buyers and sellers at this time when the market is quite fickle. Venturing into Aiken, SC real estate can be very risky without the expertise of a real estate professional, especially when it comes to buying foreclosed or luxury homes. Here are just some of the ways that a Realtor can help out in sealing a deal:

Local Knowledge

Most Realtors grew up, or at least spent considerable time, in the neighborhoods that they work with, which means that they know these areas down to the streets and alleys. Realtors can also point out anything that makes these neighborhoods unique, such as friendly neighbors, notable events, and easy access to basic services. Since real estate markets can change dramatically in short order, it’s only understandable that not all listings have the latest information on the properties they have for sale. Mediation and Oversight

These two things are arguably the most important duties of Realtors, especially since many real estate buyers and sellers don’t know the specifics that go into sealing a deal. Realtors can inform either party of important documents that they should present before a purchase can be finalized. Realtors can also inspect the properties being put up for sale for any defects and suggest repair works to be undertaken whenever possible.
