Getting Started With What You Will Need For Sash Window Repair

By David Campbell

Aesthetically sash windows out-do modern ones, if regularly maintained. Starting your own professional sash window repair business will ensure steady work. Many older houses have sash windows and for sentimental reasons owners would often prefer to repair than to replace.

You will need tools like a pry bar, utility and putty knife, a flat-head screwdriver, a heat gun, natural and synthetic brushes for oil-based primers and top coats, respectively. Safety goggles and gloves are a must as you are dealing with splinters and glass. Epoxy resin, glazing compound, glazier points, acrylic latex paint, weatherstripping, Plexiglas silicon spray and new sash cord or chain are the materials that will come in handy.

The rope and sash weight system get worn and the window will not open or stay open. Glass panes crack and need replacing and a new coat of paint or sealer must be carefully applied so parts still move. Failure of joints and putty, wet rot, rattling and draughts are the result of poor maintenance.

Remove the sash and strip off old paint and putty. Clean joints with a screwdriver and glue with epoxy before repainting. Free the glass panels, strip off the old putty and waterproof with new putty. Coat the frame with primer and bed the glass. Insert the points and tool the putty. Now rehang the sash allowing for two days for the epoxy, primer, paint and putty to dry thoroughly.

If the window judders when opening or will not remain in position, it is time to replace both cords. To remove all of the moulding to access the sash cords. Start in the centre of each beading and bend it outwards until it jumps out of the corner joints.

To replace the cords will require you to take out the beading on all four sides by bending it in the middle until it snaps out of the corner joints. Take the beading that divides the two sashes and also the small piece of wood at the bottom of each frame. The lead weights are under this. Remove any dust at this point.

Use a string with a small weight attached and pull it over the first pulley allowing the weight to drop down to the jamb. The cord is attached to the other end of the string so you can pull it over the pulley. Most weights have a hole through which the cord is threaded. Make a figure of eight knot and pull it into the recess and the top of the weight. Oil the pulley if there is any sticking.

As a potential profession, starting an expert sash repair business is not very difficult. The job takes time but if you delight your customers, you will get more calls via personal reference. This is definitely the best way to build up clientele for a one many show.
