Hire A Realtor Or Sell Your Home Yourself?

Nowadays, more and more people are selling their homes themselves. While you can save money in commission fees, about the same amount will be spent in other areas. Usually, the commission for an agent would be 5-7% of the home sale. But many people aren’t aware that it would cost them at least that to properly close their homes. There are costs that the average homeowner wouldn’t know about that are covered in the sales process by a Realtor.
The sale of a home is a major undertaking. It is kind of like taking on a second full time job. The marketing of a home itself can be a costly and time consuming process. A Realtor has a great selection of advantages when it comes to marketing a home. Usually they will have a previously established web presence. This is very important in making sure your home would get proper coverage and exposure. This means prospective buyers will be able to view your home on the realtor’s site and on the local MILS. This is one thing that you will have difficulty doing if you’ll sell your home yourself. Realtors will also be able to take out full-page color ads in local newspapers to show their listings.
The main area where a realtor’s experience comes into play is during the contact negotiations and execution. Agents have been trained in the proper execution of contracts and all that are involved in closing a home. This part of the procedure can get very confusing and also cost a lot of money.
There are numerous lawyer’s and notary costs that can easily inflate a sellers cost beyond the small saving on commission. You should also know that most of the people who try to sell their homes on their own would eventually go to a Realtor since they cannot get their home enough attention. Add to this the fact that homes sold with an agent typically close for over 20 thousand dollars more than homes sold by owners and suddenly an agent becomes a fairly attractive concept.
Remember, you have a job to take care of, and selling houses is agent’s job.
