If you are to stand any chance as a home builder there are two things you need to do before you even begin, and those two things are research and marketing. If you want to have an advantage over other house builders in your area, you need to do these two things. Most builders get by from day to day. They do not bother much about things like market research. If you have a market research plan to follow it will make it much easier to do. Market research will help you to make the right choices and decisions for your home building business.

Good market research rests a lot on whether you have access to real estate agents. An agent can tell you exactly what home buyers are looking for. You will also be able to list your property and sell it through your agent. Even if you think you can handle this aspect you should still use a professional agent. Not only are they the ones that will deal with the buyers, but they also work when you don’t.

It is strange that so many home builders neglect to consult with estate agents, because it really can make a tremendous difference to the success or failure of their business. When it comes down to it, their services is invaluable. It is important that you are willing to hear what your agent tells you when it comes to building projects. Many builders are torn between building what they think should be built, rather than what the agent has advised. If you think you might be one of them, change that now! The agent knows what is wanted, and they only get paid once the home has been purchased, so they will not advise you badly.

Contact real estate agents in your area. In doing so, you will be able to ascertain what the current market research shows as far as buyer preferences are concerned. They can inform you about the best home size to build, or what areas need to be altered and changed. Remember to be polite and friendly. What you put in is what you will get out.

Devise your list of questions before you meet with the agents you have selected, and be sure to record their answers. Once you have consulted with 2 or 3 agents, compare their answers and look for common threads. These should be incorporated into the design of the home you build. Once you have done your market research to this point you can then obtain the plans. Set up meetings with the agents once you have the plans. Upon reviewing the plans, the agents might recommend some changes that will improve the likelihood that the home will be purchased.

The success of your house building business will depend upon your willingness to do market research, and your willingness to follow advice. Working with reputable real estate agents in the design phase will greatly increase the chances of you building homes that people wish to own.
