You will find a lot of so-called experts out there in the real estate market, but how much could they possibly know? Many of these same experts either oversaw, or were deeply involved with, the housing crash. Read on for some real estate advice that you really can trust.

Some banks do not require you to do a house inspection, but this is not a reason to skip it. This is important because you simply never know what’s really going on under the surface of a home. So having a professional come in and inspect the premises is a smart move. There are many things that can be wrong with a home that an untrained eye cannot see, so it is best to have a home inspector give the property a good look before the purchase.

When you have kids, or are planning to start a family in the future, make sure you buy a home that can accommodate everyone. Think about safety too. A swimming pool or stairs present a major risk for small children. Looking around at homes previously owned by families is a great way to find a family-friendly environment.

A professional inspector should be hired to perform an inspection on any piece of property you are looking to buy. Though it may seem like an unnecessary expense if a buddy thinks he can do it; hiring a professional will give you an expert perspective on the quality of your potential investment. A certified professional can also be held accountable for his opinion, unlike your buddy who will leave you holding the bag.

Before purchasing a home, it is highly recommended you have an inspector perform an inspection on the home. If the house you’re looking at requires serious renovation work, you need to know it before buying it. An inspector will give you a good idea of how much renovations will cost you and how long they will take.

When you are going to buy a house, you know the price the seller is asking for but deciding what your offer will be is something important to think about. You can work with the seller to try to determine a final price that is agreeable to both of you.

Do some research and analysis on the area housing market. Look at websites like City-data.com to look for any foreclosed houses, the average selling price, housing backlogs, and how long it takes the average house to sell for houses near your zip code. You can also learn about demographics and employment in the area. Even if housing and employment trends aren’t positive, you still might want to consider buying a particular home if it is your dream home. This home might be the exception to the general trend in the area.

If you’re buying a home for yourself, it’s smart to bring somebody with you who knows about home buying. Other people will be able to notice things that you might overlook. You should also allow that person to ask questions to the real estate agent.

When you buy a home, think about what your life will be like in five or ten years. You may be child free now, but sometimes people change their minds. So a look at the local schools can’t hurt.

Do not rush into purchasing real estate without doing your homework. Too many people dive into real estate too quickly, then they end up making bad purchases, which causes them to lose money and time. Before purchasing any type of property, make certain you research the whole area, the property’s age, the area’s crime rate, etc.

Unless you live in a very cold environmentally, stick with houses that have fireplaces in the living room only. Cleaning fireplaces can really be a pain, and most people never use them.
