Real Estate: What Should You Invest In?

There are lots of aspects to consider whenever getting properties. You should be prepared to answer several questions like where does the property cash flow? Which kind of mortgage must I get? How much down payment should I have? And you will also ask yourself, “What type of asset should I buy?”

That’s a fair question. You wish to be able to both pay for the property by having the renter help make your mortgage payment for you but you should also have a property that is attractive to future tenants. Is there a perfect asset to buy?

That depends precisely upon where you’re acquiring. What are the types of real estate you’re seeing in this particular neighborhood? Are the real estate mostly single family homes? Do you see an occasional duplex or fourplex in the location? Are there apartments nearby?

When purchasing a real estate property, one of many factors you should look at is low vacancy rate. Whether you want to earn extra income or just increase the value of your home, you need to find tenants that would rent your property. As a way to have a tenant, you want to invest in a property that other home seekers choose to rent, own, or live in. Always find that which sticks out and obviously has higher price. Does your prospective purchase “stick out” compared to other property? Is your new investment the only duplex in the area?

In picking which property to invest in and invest in, evaluate what property type is in demand in that location. If most of the homes are single family homes then you know there’s a interest in single family homes. The same is said for a duplex or fourplex home. You can tell a demand for your prospective rental if there are other renting in your community that match yours.

If your real estate is similar to other homes in the neighborhood, it will be easier to sell and easier for a buyer to obtain a mortgage. Lenders like real estate property to be similar in nature in any specific area. Make sure you pick what’s selling.
