Suggestions On How To Market A Home For A Fast Sale

Because I have accumulated quite a bit of experience on the subject of how to sell a residence, many times I find myself sharing it with sellers who ask me for help. So many homeowners are looking for help selling their homes these days and it isn’t getting any easier out there. Many times I am asked for useful suggestions. I guess most people are looking for a quick fix of some kind just to make everything easier, and to instantly get their residence sold.

Well, in real life, knowing how to sell a home doesn’t work like that. Nobody can provide a quick-fix because selling a home is actually a real job. It is a job that can be delegated, but it is a job that someone has to focus on in order to accomplish. Whenever you decide to sell a home, it’s the right time to understand you’re starting a new job. And, of course, if you decide to sell a home yourself, you have to understand that you’re taking on your new job alone.

We all know that whenever there’s a certain job to do we have to decide who is going to do it. Meaning, we either undertake the job personally, or we can get help to do it. On the other hand, we can always pay somebody else to take on the whole job. If you’ve ever had an occasion to ask other sellers, you’ll find that most of them generally prefer to use agents because they can avoid all the work associated with selling their home. I can tell you that is just plain not how to sell a house. In fact, it is thinking backwards and won’t lead to success in most cases.

Here’s how I look at it, when it’s your home for sale, then it’s your job to sell it. You can’t just ignore a job for days and weeks on end, and if you do ignore it, how can you expect to get the house sold? Sadly, that seems to be how the majority of homeowners see it. They delegate the sale of their own home by listing with their agent, and then they blissfully assume the agent will take care of everything without any assistance from the seller.

Unfortunately, an agent cannot really ever achieve the quantity or quality of knowledge that you have about your home. And that goes for motivation, too. No agent can really experience the same level of motivation that you have for selling your home, no matter what. I’m not saying that agents aren’t motivated, but it’s only logical that they aren’t as motivated a the owner of the home. Agents are primarily motivated by making a livelihood, by earning a commission, not by moving the property. I’ve worked with agents I really respect, and my comments aren’t intended to be critical, just blunt facts. Legally, agents do not step completely into the shoes of the seller, so although they are able to help you sell your home by listing it and facilitating in negotiations and closing, the seller is still in charge. The real burden of making a sale is still on you when you are the seller. Absorbing this reality is an important first step in knowing how to sell a home.
