It is imperative for you to do two things before committing your real estate concerns to any real estate broker. You should find out how successful he has been in the past. If his record is more or less impressive, depending on you, you can go on to ask him how far the coverage of his services extend.

Ask the Broker about their Experience

You should not even consider entrusting your concerns to persons with meager experience. They should know how the value of property is calculated. This can differ from one location to another. They should also be aware of the specific values of property in the area you are interested in. How much do sellers usually make? How much can buyers expect to shave off the original list price?

Note his Accomplishments or Accolades

Get documented proof that he indeed practices what he is preaching. Even if it may seem a little rude to ask for proof of his accomplishments, you shouldn’t hesitate to do it since you will be involving your money or property which is probably worth hundreds of thousands of dollars with this real estate agent. You shouldn’t be worried that this may antagonize your agent because the really good ones are not afraid to show their track record to prospective customers.

Know how Good he is at Selling

If you want him to buy property for you, ask him how much, on the average, he can usually lower the list price of a piece of property. The more he is able to shave off the original price, the better for you obviously. If, on the other hand you want him to sell your property, ask him how good he is at selling with little or no discounts. All of these pieces of information have to be documented, of course.

Learn his Real Estate Strategies

If you are purchasing property, ask him if he himself is not selling anything. Otherwise, does he have anything which he is transacting directly for the seller? In such a case, you can grab some good deals. However, do not transact with real estate brokers who are transacting for others who are also transacting for others. You will be paying much more than you should.

If the agent is not himself selling anything, find out how he tackles the business of looking for possible purchases. It is important that you know whether he searches thoroughly to find the right property for you or if he grabs any item closest to the top of his list. Ask him the average number of prospective buys he usually needs to show his clients before they decide on something. This will tell you whether you can expect results in a shorter or a longer time.

Does he know the business community and does he have the appropriate connections and public relations to facilitate your transaction?

If you are selling your property, you have to find out his principal market for selling real estate. Ask him about his advertising campaigns. In this regard, you should get samples of his ads and his flyers. This is in order for you to see whether his methods are above-board or underhanded. You don’t want a real estate broker of inferior reputation selling your house for you because that can spoil your chances for getting a good price for it.

Last But Certainly Not Least…

Check if everything he claims that he is and that he can do is true. Ask him for references. These may be past clients or fellow traders. Only after talking with these people should you make your conclusions about the broker.
